Absolute Waterfront Site

A quiet, private street with flat access from the top and land that reaches further towards the water than its neighbours while a huge council reserve stretches along the water across the entire eastern boundary of the site.

The existing 260 m2 house and apartment is a fantastic home and income earner but in reality only full redevelopment will unlock the true potential of this 997 m2 site.

Walk straight onto the Kelvin Heights track, or take your boat because directly below is a registered mooring with the ability to temporarily hitch your vessel to the jetty.

Off-set holding costs with a mix of permanent or short term rental.
The lower 3 bedroom home with indoor pool is a registered home stay attracting guests at $750 p/night and pulling an income of $100,000 plus per year. The upper 2 bedroom apartment is additional.

The service was first class.

The Queenstown Lakes Community Housing Trust (QLCHT) has owned a unique piece of commercially-zoned bare land in the residential subdivision of Lake Hayes Estate since 2008. After our original purchaser was unable to complete settlement, we placed the site on the open market as a general agency. I emailed six local commercial real estate agents advising them of the details and offering them a general agency listing. Bas replied immediately thanking me for the opportunity, advising me of potential purchaser names to register and noting he would endeavor to have an offer back to us within 24 hours. This prompt and efficient response was a far cry from two of the agents who failed to reply at all! Within a couple of days Bas presented an offer to us which, while not accepted, was pleasing to see there was an agent keen to drive the sale. Two weeks later Bas had a new unconditional offer to us which was accepted a short time later. Throughout the one month period that it took Bas to sell our property, he remained in constant communication with QLCHT - registering names of potential buyers, asking details regarding the property and advising any general updates. It was refreshing to deal with such a proactive agent with excellent communication skills and a genuine personality. I highly recommend him and would have no hesitation in using him again as a either a vendor or purchaser.

To whom it may concern, We have been buying and selling properties in the north and south island for 20 years. Bas Smith worked with us on the complicated sale of our 10 acre life style block after trying to work with other agents previously. We had boundary/D.O.C/ walking trails trust and council issues that where huge and menacing. Bas went way beyond what would normally be expected in the situation and further more got us a settlement that was extremely generous. Bas was fantastic and realistic to work with. He kept us informed and gave considered advice even to the point of telling us not to accept lower offers as he was confident he could do better. We are so grateful to him for everything he did for us along this process and would recommend him personally and professionally without hesitation. Truly one of the best in his industry. Yours sincerely,

Samuel & Hana

We found Bas to be great to deal with, always contactable at any time, & a very straight shooter.
