Buying property in Queenstown

A practical guide to buying in Queenstown

Whether you are looking for a permanent home, a holiday base or an investment, buying in Queenstown starts with understanding how you will use the property and what matters most to you. Our local team can help you compare opportunities, understand the sales process and ask the right questions before you commit.

Start with your priorities

Consider your budget, travel time, access to work and schools, sunlight, parking and the type of home that suits your plans. Properties vary from central apartments to family homes and lifestyle blocks, and a spectacular view is only one part of the decision. Explore our residential properties, rural properties and open homes, then speak with our team about what you are looking for.

Get your finance and advice in place

Talk to your lender or mortgage adviser early about borrowing capacity, deposit and conditions. Allow for legal advice, inspections, insurance, rates and ongoing ownership costs. Engage an independent lawyer or conveyancer before you sign an agreement; they can explain your obligations and the conditions that protect you.

Investigate the property

Review the title and any easements or covenants with your lawyer. Depending on the property, consider a building inspection, council property information and a LIM, insurance availability, access, drainage, heating, insulation and maintenance. For an apartment or unit title, ask for the body corporate disclosure, rules, fees, maintenance plans and relevant records. For land or lifestyle property, investigate water, wastewater, boundaries, natural hazards and any restrictions on building or use.

If you intend to use a home for visitor accommodation, ask Queenstown Lakes District Council and your professional advisers about the rules and permissions that apply to the particular property. Do not assume a previous or advertised use can continue without checking. Overseas buyers should seek independent legal advice on eligibility before making an offer.

Understand the sale process

A property may be marketed by auction, deadline sale, negotiation or an advertised price. Ask the salesperson to explain the process, the documents and any deadline. Auction contracts are generally unconditional on the fall of the hammer, so complete your checks and arrange finance in advance. For other offers, discuss appropriate conditions and dates with your lawyer before signing.

The independent Real Estate Authority’s Settled buyer guides explain agency agreements, due diligence and sale and purchase agreements. Your lawyer can explain how these apply to your circumstances.
